Introduction and Acceptance of Terms

These Terms and Conditions ("Terms") govern your use of the Morrow Builds website located at www.morrow-builds.com (the "Site") and any services offered by Morrow Companies LLC, doing business as Morrow Builds ("Morrow Builds," "we," "us," or "our"), a Louisiana limited liability company headquartered in Baton Rouge, Louisiana.

By accessing or using our Site, submitting a consultation request, or engaging our services, you agree to be bound by these Terms. If you do not agree with any part of these Terms, please discontinue use of our Site and do not engage our services.

These Terms apply to all visitors, prospective clients, and clients of Morrow Builds.

About Our Services

Morrow Builds provides residential remodeling, commercial renovation, and religious facility construction services throughout the Baton Rouge metropolitan area and South Louisiana, including East Baton Rouge, Livingston, Ascension, and West Baton Rouge parishes.

Our services include, but are not limited to:

  • Kitchen remodels and renovations
  • Bathroom remodels and renovations
  • Home additions
  • Whole home renovations
  • Commercial buildouts and tenant improvements
  • Church and religious facility construction and renovation
  • General contracting and design-build services

Website Use vs. Construction Services

These Terms cover two distinct areas: (1) your use of our website and its content, and (2) the engagement of our construction and design-build services. The actual terms governing any construction project — including scope, pricing, payment schedules, timelines, warranties, and change orders — will be set forth in a separate written contract executed between you and Morrow Builds prior to the commencement of any work.

Website Use

Permitted Use

You may use our Site for lawful purposes only, including browsing our services, submitting consultation inquiries, downloading resources we make available, and learning about our process and approach. You agree not to:

  • Use the Site in any way that violates applicable local, state, or federal laws or regulations
  • Transmit unsolicited or unauthorized advertising or promotional material
  • Attempt to gain unauthorized access to any part of the Site or its related systems
  • Use automated tools to scrape, harvest, or collect data from the Site without our express written consent
  • Impersonate any person or entity or misrepresent your affiliation with any person or entity

Accuracy of Information

We make reasonable efforts to ensure the information on our Site is accurate and up to date, including service descriptions, project examples, and general pricing guidance. However, all content is provided for informational purposes only and does not constitute a binding offer, quote, or guarantee of project cost, timeline, or availability. Actual project pricing, scope, and timelines will be determined through our consultation and proposal process and confirmed in a written contract.

Consultations and Project Inquiries

When you submit a consultation request through our Site, you are requesting an introductory conversation only. Submitting a form does not create a contractor-client relationship, constitute a contract, or obligate either party to proceed with a project.

Following your inquiry, a member of our team will contact you to discuss your project needs. Any obligation on either party's part to proceed arises only upon execution of a written contract.

We reserve the right to decline to provide services to any prospective client at our sole discretion.

Construction Services — General Terms

While the specific terms of each construction project are governed by a separate written contract, the following general principles apply to all Morrow Builds engagements.

Written Contracts Required

All construction projects require a fully executed written contract before any work begins. Verbal agreements, email exchanges, or website inquiries do not constitute a binding construction contract. No work will commence, and no project commitments will be made, without a signed agreement.

Pricing and Estimates

We provide project estimates using our good/better/best pricing approach, designed to give you clarity on what to expect at different investment levels. All estimates are based on the information available at the time of proposal. Final pricing is established in the written contract.

Estimates and proposals are valid for 30 days from the date of issue, after which pricing may be subject to change due to material costs, labor rates, or other market conditions.

Change Orders

Any changes to the agreed scope of work — including additions, reductions, or substitutions — must be documented in a written change order signed by both parties before work on the change begins. Morrow Builds will not implement scope changes based on verbal instructions alone. Change orders may affect project cost and timeline and will be clearly communicated before execution.

Payment Terms

Specific payment schedules are outlined in each project's written contract. Generally, our payment structure is milestone-based, tied to defined stages of project completion. We do not accept payment in full prior to the commencement of work. Detailed payment terms will be provided in your contract.

Permits and Code Compliance

Morrow Builds obtains all required building permits for projects under our scope of work, in accordance with applicable local, parish, and state regulations. All work is performed to meet or exceed applicable building codes. Clients are responsible for providing accurate information about their property, including any existing unpermitted work or known structural conditions, that may affect the project.

Licensing and Insurance

Morrow Builds holds active Louisiana contractor licenses and maintains general liability insurance and workers' compensation coverage as required by Louisiana law. License information is available upon request and can be verified with the Louisiana State Licensing Board for Contractors.

Warranty

Morrow Builds stands behind the quality of our workmanship. Our standard warranty covers defects in workmanship for a period of one (1) year from the date of project completion, as documented in the final walkthrough.

What Is Covered

Our workmanship warranty covers defects in construction work performed directly by Morrow Builds or our trade partners under our supervision.

What Is Not Covered

The workmanship warranty does not cover:

  • Normal wear and tear
  • Damage caused by misuse, neglect, or failure to follow maintenance guidance
  • Damage caused by events outside our control, including weather events, flooding, or acts of God
  • Work performed by parties not authorized by Morrow Builds
  • Pre-existing conditions present prior to our scope of work

Manufacturer Warranties

Materials, fixtures, appliances, and systems installed during your project may carry separate manufacturer warranties. Morrow Builds will provide documentation of applicable manufacturer warranties as part of your project closeout package. Manufacturer warranty claims are subject to the terms set by each respective manufacturer.

We schedule proactive warranty checkups at approximately three (3) months and eleven (11) months post-completion to identify and address any items before your workmanship warranty period expires.

Intellectual Property

Our Content

All content on the Morrow Builds website — including text, graphics, logos, images, project photography, videos, and downloadable resources — is the property of Morrow Companies LLC or its content licensors and is protected by applicable copyright, trademark, and intellectual property laws.

You may view and print content from our Site for your personal, non-commercial use only. You may not reproduce, republish, distribute, modify, or create derivative works from any Site content without our prior written permission.

Your Content

If you submit content to us through our Site — such as project descriptions, photos, or feedback — you grant Morrow Builds a non-exclusive, royalty-free license to use that content for internal business purposes and, with your permission, for marketing and portfolio use.

Client Testimonials and Project Photography

With your prior consent, Morrow Builds may photograph completed projects and share project images, case studies, or client testimonials for marketing and portfolio purposes, including on our website, social media, and third-party platforms. Your participation in any such use is entirely voluntary and subject to a separate written authorization.

Third-Party Links and Platforms

Our Site may contain links to third-party websites and platforms, including BuildZoom, Angie's List, and Building God's Way. These links are provided for your convenience only. Morrow Builds does not endorse and is not responsible for the content, privacy practices, or terms of any third-party website. Your interactions with third-party platforms are governed by their respective terms and policies.

Disclaimer of Warranties

Our Site and its content are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components.

General project information and pricing guidance on our Site is illustrative only and does not constitute a guarantee of project outcome, cost, or timeline for any specific project.

Limitation of Liability

To the fullest extent permitted by applicable law, Morrow Companies LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of, or inability to use, our Site or its content. Our total liability for any claim related to use of the Site shall not exceed one hundred dollars ($100.00).

Nothing in these Terms limits our liability for damages arising from gross negligence, fraud, or willful misconduct, or for liability that cannot be excluded under applicable Louisiana law.

Governing Law and Dispute Resolution

These Terms and any disputes arising from your use of our Site or engagement of our services are governed by the laws of the State of Louisiana, without regard to its conflict of law provisions.

Any dispute that cannot be resolved informally shall be submitted to binding arbitration in East Baton Rouge Parish, Louisiana, in accordance with the rules of the American Arbitration Association, except that either party may seek injunctive or other equitable relief in a court of competent jurisdiction to prevent irreparable harm.

Indemnification

You agree to indemnify, defend, and hold harmless Morrow Companies LLC, its members, employees, subcontractors, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to your use of our Site, your violation of these Terms, or your misrepresentation of any information provided to us in connection with a project inquiry or engagement.

Changes to These Terms

We reserve the right to update or modify these Terms at any time. When we do, we will revise the "Last Updated" date at the top of this page. Your continued use of our Site following any changes constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.

Severability

If any provision of these Terms is found to be unenforceable or invalid under applicable law, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will continue in full force and effect.

Entire Agreement

These Terms, together with our Privacy Policy and any written construction contract executed between you and Morrow Builds, constitute the entire agreement between you and Morrow Companies LLC with respect to the subject matter herein and supersede all prior or contemporaneous communications, whether oral or written.
